Property Description

This section updated on 6/17/25 4:34 pm est: This lot has spectacular view potential of water way and rolling mountains/hills if one were to further open up the trees between the current front, flat, grassy road-frontage and the waterway. A total of about 1.7 acres, already about 0.5 acre is cleared and grassy on the front right side. A hiking trail has been cut in along the right to hike down to the flat space on the waterfront where survey stakes and 3 formal surveys all appear to indicate the year round deep water line edge lines up with the 750 contour line or extremely close to it. This is valuable because it gives maximum freedom in being able to build, consider building, and opening up trees on the entirety of the lot. Primary structures, secondary structures, supplemental structures, sheds, driveways. Everything, as always, must comply with zoning rules, regs, laws, permitting process, soil scientist/engineer/builder/excavator approval, etc. TVA has stated in writing that dock and ramp applications are possible for consideration for this lot. Several neighbors surrounding have docks in place. Pro tip: Ask TVA what the LARGEST watertop footprint is that you are allowed to try for. Call for more in depth details. If beautiful VIEWS are what make you happy, if hiking down to the water and getting away from it all is your dream come true, if living 3 min.s to 5 min.s away from POPULAR public boat ramps and waterfront parks where fishing tournaments and other events are held makes your heart happy, if proximimty to Kingston, Oak Ridge, and Farragut sounds good to you, this lot is your dream getaway with VERY few restrictions! But wait, there's more. You also have public water, public electric, public phone, public true high speed internet and cable, public gas, and the seller has agreed to pay for a septic permit up front, and will accept offers contingent upon buyer being happy with the septic permit results; essentially to risk of loss to buyer. As the listing agent, I can say I have spent a great deal of time at this lot, thinning out the tress and brush, and am at the lot at least once per week, sometimes more, checking on things. It's a beautiful and special place. It's peaceful. The views are really awesome. When you hike down to the water, it's simply beautiful. Personally, if this land was my own, I'd immediately build a home and driveway near the road front, make my back yard into a spectacular garden, and would improve the already present hiking trail. I would put gravel or river rocks at the big flat space near the bottom, with a little fire pit, and a bunch of lounging chairs. I build the longest, biggest dock/pier that TVA would allow me a footprint for. I'd strategically open up the trees to maximize my views, while attempting to keep the dogwoods, and other smaller trees in place and well mulched. I'd fill the gully with river rocks and/or gravel and make it another hikeable trail, and explore trying to turn it into a driveway in the future, and maybe put a little tree house style swinging bring through it's breezeway as many folks have creatively done in Sevierville and Pigeon Forge, places famous for their cabins, tree houses, and swinging bridges. I would make this property an experience. It's the best of all worlds (town convenience, flat yard space, hiking, water access, parks and ramps nearby, views, everything). Again, these are things I would explore trying to do. Any property development is dependent upon final approval from all appropriate authorities regarding soil, permits, construction, zoning, etc. It would make a really cool AirBNB Luxurry experience as well, potentially, considering those a generally welcomed in this region. Zoning states on the phone today that they are working on a big set of projects all along Skyline to improve the beauty of the yards throoughout it. Ask me for more details. Google maps and earth might take you to the wrong spot. Find the sign that says '910.'
